If you are having a home inspection
performed on a home constructed between the early 1950’s up to the late 1970’s,
there is an increased possibility that the home may be insulated with
vermiculite insulation.
Vermiculite is a hydrated magnesium
aluminum silicate mineral which is mined and appears very similar to mica (see
attached photo). It can be found in various parts of the world and is used in
many different applications, including attic insulation in older homes.
The potential issue with vermiculite
insulation is it can contain friable asbestos fibers which if inhaled has been
linked to lung cancer, this why vermiculite insulation is a fairly hot topic
among home inspectors, buyers and real estate agents.
What should you do if vermiculite
insulation is discovered by your home inspector during your home inspection?
Don’t panic. Not all vermiculite insulation is contaminated. The best course of
action is to consult with a testing & remediation specialist to have the
insulation tested. If the material is contaminated, then it’s best to have the
insulation removed by a professional, which can be very costly.
If not, then it can be left alone or some
people will choose to have it removed anyways due to the negative perceptions
surrounding the product. If you happen to come across vermiculite insulation in
your home, its best to leave it alone and do not disturb it! Consult a
qualified professional to see what the next best course of action is. The
presence of vermiculite during your home inspection can be a double edged
sword, but its best to stay calm and do your homework being getting worked up
about its presence.
